The Yealm Road site, and clear evidence that groundworks to enable the construction of the proposed second dwelling have already begun.

As we emphasised in our objection, a previous proposal submitted for two properties on this site was refused and subsequently dismissed at appeal, with the Inspector concluding:

The proposed development would replace the existing house and garage with two substantial four bedroom dwellings, together with integral garages and landscaped gardens.... By introducing a second substantial house in the southern part of the site, together with new access driveway and car parking, the proposal would materially erode the green and undeveloped space that is important in framing the C(onservation)A(rea) below.

There is already one dwelling on the site and, were this application to be granted, it would add a second, groundworks for which have already begun.

In our opinion the LPA should demonstrate consistency and refuse this latest application.

And, thankfully, the LPA did, with the case officer concluding that not only would the proposed development result 'in the loss of undeveloped green space which has been identified as making a positive contribution on the setting of the Newton Ferrers Conservation Area' but that it would also, 'by virtue of its extensive glazing, and lack of sensitive design, strategic landscaping, or ecological enhancements would fail to preserve and enhance the setting of the National Landscape'.
